Buyer Representation & Cooperation Policy

Purpose
To keep the preview, showing, and offer process transparent for all parties, this policy explains how we work with buyer agents and unrepresented buyers for 202 Birch Avenue.


1. Represented Buyers (with a licensed agent)

  • We gladly cooperate with licensed real estate professionals.
  • Compensation for cooperating buyer agents will be paid as negotiated and agreed upon at closing (documented in the purchase contract/commission agreement). Draft of the agreement, to be negotiated individually. 
  • To register a buyer, the agent should:
  1. Email the buyer’s name and contact info to This email address is being protected from spambots. You need JavaScript enabled to view it. before or immediately after the preview.
  2. Attend the buyer preview (Friday, May 8, noon–3 p.m.) or schedule a private showing.
  3. Submit offers on the buyer’s behalf with proof of funds or pre-approval.

2. Unrepresented Buyers (self-represented)

  • We encourage every buyer to retain their own licensed agent or attorney. If you need referrals, let us know—we’re happy to provide options.
  • If you choose to proceed without representation, you must sign an Unrepresented Buyer Acknowledgment confirming that:
  • We represent ourselves (the sellers) exclusively.
  • You’ve been advised to seek your own professional representation.
  • Any information we provide is factual/property-specific, not fiduciary advice.
  • Unrepresented buyers may engage a third-party transaction coordinator or attorney at their own cost.
  • All offers from unrepresented buyers must include:
  • Signed acknowledgment form
  • Proof of funds or lender pre-approval
  • Proposed closing timeline and contingencies

3. Offer Submission & Communication

  • We review offers in the order received but reserve the right to set best-and-final deadlines.
  • We will reply in writing with acceptance, counter, or decline status, typically within 24 hours.

4. Preview & Showing Logistics

  • Buyer-agent preview: Friday, May 8, 12:00–3:00 p.m. (RSVP via email).
  • Private showings: scheduled case-by-case; reach out with preferred windows.
  • Please respect the property, arrive on time, and provide feedback within 24 hours so we can keep all parties informed.
